Condo & HOA Sweeping:
No Blowing Options
Bill's
Sweeping Service Re-Introduces the concept of sweeping
without Back-Pack Blowers
Bill's
Sweeping is re-introducing the concept of using small industrial
broom sweepers to sweep the small dead-end alleys of
associations and condo projects. These areas are normally
maintained by using back-pack blowers to move the debris onto
the main streets where they can be picked up by the sweepers.
While backpack blowers are an efficient and
economical method for this function, they are not without
drawbacks. Many residents complain about the noise and dust
created by using blowers.
Small
industrial broom sweepers (like the one pictured) can actually
do a complete 360-degree turn in as little as two car spaces.
With
this kind of turning radius the only area that must be blown out
is the last 1-2 feet of each corner.
Depending
on the project, blowers can sometimes be completely eliminated.
But even if they are needed for small touch-up areas it's a far
cry from the need to blow all the debris down a 50-100 foot
alley to the main street.
These
sweepers have small gutter brooms and an extensive dust control
filter system. They have an internal suction fan that works
well on leaves, litter and even small amounts of gravel and
sand, leaving the job sparkling clean with no dust and no
annoying back-pack blower noise.
When we
say re-introduce, Bill's Sweeping provided this type of service
in the 60's and 70's, unfortunately with the advent of cheap
vacuum sweepers mounted on mini-trucks, most customers opted for
the cost savings. Now since the late 1990's we are seeing customers
reemphasizing quality in both results and how the work is
performed.
These
machines do have limitations making them inappropriate for some
projects. First because of their very low clearance they can
get over only the very smallest speed bumps. Even some steep
approach ramps can give them trouble.
Second,
because water logged debris is so much heavier, their
effectiveness is greatly reduced wherever there is standing or
flowing water. This makes it even more important to adjust
automatic sprinkler timers to not water on sweep day and the day
before. In fact this is so critical, if your association can't
or is not willing to provide the sweeper with dry streets and
gutters, don't even consider this type of premium service.
Third,
this service is only appropriate for weekly or on some special
projects twice per month frequencies.
Finally,
these sweepers must be trailered from job to job, and bringing
two crews to a job site obviously costs more. Quality usually
does.
Since we
are not blowing debris out for the street sweeper to pick up,
the two crews can show up at different times. Thus the main
streets could be swept with the big street sweeper in the
morning and dead-ends swept in the afternoon or the other way
around. Either way the results would be the same.
For
consistency, both crews are always scheduled for the same day.
Our billing and proposals also show a "per service" price that
includes both crews.
If
your ready for a change in how your sweeping service is
provided, or want to start out right, this old concept is the
perfect new service for you.
